A termite inspection is not part of the house inspection but may be added as an additional service. Termites cause damage to houses that can exceed the damages caused by tornadoes, hurricanes and flooding. These repairs are rarely covered by homeowner insurance policies. Early detection can save homeowners substantial repair costs. A termite inspection can inform potential home buyers of existing damage or areas that may be subject to attract termites such as open access points in the foundation or lower levels of a home and areas that have significant moisture in or around wood surfaces. If termites are detected or suspected it should not necessarily deter a prospective buyer from purchasing the house. Negotiations may be entered into between buyers and sellers to arrange for further prevention and/or repairs to be made. Midwest Home and Property Inspection recommends that a termite inspection be done prior to closing on a house.
